
Eastfields is being transformed into a modern, and well-connected place to live for current and future residents.
The regeneration of the estate will provide over 800 new affordable homes, replacing outdated homes to meet resident housing needs. All homes will be fossil fuel-free with sustainable features such as air source heat pumps and solar panels. The new homes and community centre are located in and around improved green spaces. The landscaping will provide spaces where residents can rest and relax, while new play and recreational equipment will provide opportunities for active play and exercise that supports wellbeing.
The second sub-phase of Phase 1 delivers 77 new homes to meet the housing needs of existing Eastfields residents. All the houses and apartments have been thoughtfully designed to provide comfort, security and private outdoor space, while meeting modern standards for energy efficiency.

Completed in May 2025, the first 32 new homes at Eastfields marked an important milestone for the regeneration of the estate. The new homes include a mix of three-bedroom houses, two- and three-bedroom maisonettes, and one- and two-bedroom flats, designed to meet the needs of existing residents. Modern features include secure door entry systems, lift access and renewable energy-supported heating and hot water systems.

This phase will provide replacement homes for existing residents. Consultation is currently underway on revisions to designs in response to recent building regulation changes. In addition to the new homes, Phase 1E will provide a new community space and landscaping and play space. It is anticipated that this phase will be completed in 2029-30.
Masterplan Consultation
Later phases of the existing masterplan require redesign in response to the changes to building and safety regulations. Consultation is already underway with residents on these changes.
